As a prospective resident, we can help you through the process of finding and applying for the home of your dreams. Once you are a resident, we have a suite of tools to make your rental experience the best it can be.

Whether it be maintenance requests, answering questions, taking care of your home and needs, the Gluzberg team continually demonstrate personalized attention to our tenants while providing excellent service.

TENANT APPLICATION

We approve rental applications based on verification of employment, rental history, criminal background check and debt to income ratio. Equifax credit report and score is just a small factor in the decision process.

For each person who will occupy the property over the age of 18, it is required that each individual complete a rental application form.

The landlord will require you to verify your identity, prospective tenants must supply us with a copy of your photo ID.

MAINTENANCE

All maintenance requests should be requested online so that we can process it in the most efficient manner.

In the event of a maintenance issue during our normal business hours, please enter your service request here. Be sure to include a photo.

During business hours, all work orders are monitored regularly.

RECYCLING

Reduce, Reuse and Recycle… The Gluzberg team promotes recycling awareness and demonstrate support for environmental protection and preservation.

Each urban property is supplied with a City of Toronto blue recycle bin with a recycling collection schedule. Tenants are provided with a list of recyclable items that can be recycled to ensure compliance with City of Toronto regulations.

The tenant is responsible for ensuring that waste and recycling materials are stored and placed out in accordance with City of Toronto regulations.

NOTICE TO VACATE

Tenant Notice to Vacate must notify Gluzberg Property Management at least 60 days in advance in writing that the tenant intends to vacate the property.

 

 

FREQUENTLY ASKED QUESTIONS

Q1. Who is responsible for cosmetic maintenance?

The tenant is responsible for any cosmetic maintenance to their apartment.

Q2. What happens if the rent payment is late?

You will be required to pay a late fee along with the rent payment.

Q3. Who is responsible for garbage and snow removal?

All tenants at the property are responsible for garbage collection and to take it to the curb on the specific scheduled day of the week per the City of Toronto Waste Collection Schedule.

All tenants are responsible for snow and ice removal.

 

Q4. When will maintenance issues be resolved?

After a maintenance request is submitted online via the Gluzberg Property Management portal, the contractor will contact the tenant directly to make arrangements.
